Here at Elephant Property we know you have plenty of choices when it comes to managing your investment property. You won't find any real estate salespeople in our firm – but will find a dynamic and dedicated team of experienced property managers which means that property investment management is our sole focus. We are the only agency in the Launceston region to only cater to the rental property market.

Why have your property Professionally Managed?
As a property investor, you have a lot of options. Whether you decide to go with us or with another company, we always recommend professional property management, over owner management. There’s so many reasons from legal to time management that we’ve actually prepared a separate handout on the topic (if you’d like a copy just ask us!) In short however, using a qualified, experienced, licensed property manager means:
- You have the best chance possible of achieving the highest possible rent (all we do every day is property management, we know what your property is worth and the best ways to ensure we get top dollar from quality tenants)
- Poor tenants with bad rental history gravitate towards privately managed properties because they know how strict reference checking is with a professional manager (especially Elephant!)
- The time it takes to manage a property correctly (from detailed written condition and accompanying photography, thorough checking of up to 9 references per applicant, lease and additional clauses to protect your property sign up etc) is huge!
How do I know you'll look after my property?
Worrying about how your investment will be cared for is one of the biggest concerns for property owners. We understand. At Elephant Property, your investment is part of a boutique collection of properties. You're never just a number with us.
Part of the worry comes from not knowing. To keep you in the loop, and to keep your property in its best condition long term we'll be carefully documenting the property as it comes to us. That means detailed condition reports, complete with high resolution photographs all kept on file. The work continues once we've secured tenants - your property will be inspected every four months and written reports sent to you to keep you updated on its condition.
We’re also always available to you, and we know what it’s like to be property investors ourselves. We treat you just how we’d like to be treated.
What experience do you have?
While Elephant Property is a relatively new company, we are certainly no new-comers to the industry. Between the three business owners (Bella Fountain, Megan Hampton and Kirsty Dunphey) we have a combined total of over 20 years experience.
That's important! Choosing a property manager is a big decision and you'll want to find managers you can trust who have experience in the local area (we do), established systems (we have them) and stable and reliable staff (that's us!).
What should we look for when choosing an investment property?
It all depends on what kind of a property investor you want to be! Our preference is to manage properties that are in good condition and don't require immediate maintenance. If you find a home to purchase as an investment that needs a lot doing to it - that's something that should be arranged prior to tenants moving in.
There is a strong demand for all types of properties (units, houses,
townhouses) - and the best thing we can probably do is give you some individual feedback when you find a particular property. Simply contact us and we can give you our opinion on any property you’re thinking of purchasing.
